About Kit Home Floor Plans Australia
Kit Home Floor Plans is the design and planning arm of BRIbuild PTY LTD, an Australian light gauge steel (LGS) subfloor and kit home business operating since 2017.
We’re a small, dedicated team with over 80 years of combined experience in steel frame engineering, drafting, and construction. We handle everything from initial floor plan design through to engineering certification, council documentation, and kit manufacturing.
What we’ve built
Since 2017, BRIbuild has delivered:
- 60+ Class 1a dwellings — Full residential kit homes across Australia
- 150+ Class 10a structures — Sheds, garages, and outbuildings
- 1,000+ mining accommodation units — Remote and regional worker housing
Our projects range from compact granny flats in Melbourne suburbs to cyclone-rated worker accommodation in remote Western Australia. We’ve engineered builds for BAL-FZ bushfire zones, reactive clay soils, steep slopes, and flood-prone sites.
How we work
We’re not a volume builder churning out cookie-cutter homes. We work directly with owner-builders, investors, and regional property owners who want more control over their build.
Our process:
- Choose or customise a floor plan — Browse our collection or send us your own drawings
- Site assessment — We check your council requirements, soil conditions, BAL ratings, and wind region
- Engineering and documentation — Full structural certification for frames, trusses, and foundations
- Manufacturing — Steel frames precision-cut and labelled for assembly
- Delivery and support — Kit delivered to site with assembly guidance and ongoing technical support

This network means shorter lead times and lower freight costs for most Australian locations.
What we supply
Our kit homes include:
- Steel wall frames — precision-cut, pre-punched, labelled
- Roof trusses — engineered for your span and load requirements
- All structural fixings and brackets
- Engineering certification — stamped drawings for council approval
- Foundation engineering — slab or steel subfloor design
- Assembly documentation and technical support
What we don’t supply: Cladding, roofing, windows, doors, plumbing, and electrical are sourced separately. This gives you flexibility to choose your own suppliers and finishes, or we can provide lock-up packages on request.
